About the scheme
Bury Landlord Accreditation Scheme offers services and support to private landlords who manage rented property. To become part of the scheme and receive these benefits, landlords are required to ensure that their properties and tenancy management meet certain standards.
Properties that meet these standards are then accredited and the landlord will be entitled to display a Certificate of Accreditation at the property. This certificate is renewed each year, provided that your landlord continues to comply with the accreditation standards.
If your property is accredited, your landlord will have signed an agreement to say that the house or flat that you live in meets the standards set out in our Code of Practice. It will also have been independently inspected to ensure that it is in a good state of repair.
What does it mean for me?
The following standards are contained in the Code of Practice:
- All gas and electrical appliances, supply and installations must have been certified as safe by an approved contractor in accordance with the current regulations.
- Any furniture supplied by your landlord must meet fire safety regulations.
- A minimum of one battery operated smoke detector must be provided on each floor of your home.
- Your property must be kept in a good state of repair and any necessary repairs must be undertaken within a reasonable time period.
- Your property must be safe and secure from intruders and have proper facilities for receiving mail.
- Your landlord must treat tenants and prospective tenants properly and fairly.
- You have been given a written copy of your tenancy agreement that includes the level of rent for the property, when it is due and when it will be reviewed.
- Your landlord will promptly return any deposits at the end of your tenancy unless there are reasons to withhold some money. The reasons should be given to you in writing.
- The name, address and telephone number of your landlord must be displayed in the property.
- Your landlord must have adequate insurance cover for your property. Details of low cost contents insurance for tenants can be obtained form the Accreditation Scheme.
- Your landlord will give you an agreed inventory of all equipment and furniture supplied to you.
- Your landlord is committed to deal responsibly with complaints about tenant behaviour. This means that any complaints made will be discussed with you.
- Wherever possible, your landlord will obtain references for prospective tenants before letting a property.
